Tax bills & filing dates
These are the dates and qualifications recorded in the directory. Confirm your tax year and current deadline with the official office and your property’s notice.
- Tax bill mailing
- Real-estate tax bills are mailed in April and November; no specific 2026 mailing dates were published.
- Payment deadline
- June 5, 2026 and December 7, 2026 (December 5 falls on a weekend; next-business-day rule applies). A 10% late penalty and 4% annual interest beginning the following month apply under the official schedule.
- Assessment appeal
- April 1, 2026 at 11:59 p.m. Eastern for the annual real-estate assessment appeal application; if April 1 falls on a weekend, the deadline moves to the following Monday.
- Rate information
- $0.83 per $100 of assessed value for calendar year 2026; streetlight and Community Development Authority districts may add separate rates.

April 1, 2026 for Henrico REAP/RECAP applications; first-time filers and hardship cases may file through December 31, 2026. Virginia has no general homestead exemption.
Senior relief
Henrico’s REAP and RECAP programs provide real-estate tax relief to qualifying homeowners age 65+ or permanently/totally disabled; the official program page requires current income/net-worth eligibility review and states applications are due April 1, with first-time/hardship cases through December 31.
Valuation limits
Henrico annually assesses real property at 100% of fair-market value; no general assessed-value cap was verified. RECAP is a local tax-bill relief/cap program for qualifying older or disabled residents, not a cap on the underlying market-value assessment; land-use valuation is separate.
