Tax bills & filing dates
These are the dates and qualifications recorded in the directory. Confirm your tax year and current deadline with the official office and your property’s notice.
- Tax bill mailing
- February 1, 2026; official county materials state the county bill is mailed February 1.
- Payment deadline
- 2026 county real estate taxes: 2% discount February 1 through April 1; face amount April 2 through June 1; 10% penalty after June 2. Local municipal and school bills may differ.
- Assessment appeal
- August 1, 2026 for annual appeals for the following tax year; interim appeals are due within 40 days of the assessment-change notice; exemption appeals use the applicable preceding-year deadline.

Pennsylvania Property Tax/Rent Rebate Program: eligible homeowners and renters age 65+, widows/widowers age 50+, and people with disabilities age 18+ may qualify; 2025 household income limit is $48,110, with standard rebates up to $1,000. Valuation limits
Delaware County does not publish a general annual assessed-value cap; the 2026 county tax-deferral program can defer millage-increase-related tax increases for eligible owners, and assessments use the Pennsylvania common-level-ratio system.
