These are the dates and qualifications recorded in the directory. Confirm your tax year and current deadline with the official office and your property’s notice.
- Tax bill mailing
- December 2025 is the usual mailing period for 2026 Real Estate Tax bills.
- Payment deadline
- March 31, 2026; additions accrue at 1.5% per month beginning April 1 if unpaid.
- Assessment appeal
- September 1, 2026 for an OPA First Level Review; formal Board of Revision of Taxes appeals are due October 5, 2026 (the first Monday in October).
- Rate information
- 1.3998% total currently published by the City (0.6159% City plus 0.7839% School District); verify the applicable 2026 bill.

Senior relief
Philadelphia Senior Citizen Real Estate Tax Freeze: eligible senior homeowners may freeze their Real Estate Tax bill; all seniors who own and occupy their primary residence may use the installment plan. Pennsylvania PTRR also covers age 65+ homeowners/renters, age 50+ widows/widowers, and people with disabilities age 18+, with 2025 income limit $48,110 and applications due December 31, 2026. Valuation limits
Philadelphia's LOOP (Longtime Owner Occupants Program) can cap or lock the assessed value for eligible longtime owner-occupants; Senior and Low-Income Tax Freeze programs can freeze eligible bills. There is no universal cap for all properties.
