These are the dates and qualifications recorded in the directory. Confirm your tax year and current deadline with the official office and your property’s notice.

Tax bill mailing
Near the end of January 2027; Ouray County's Treasurer page states property-tax statements are mailed near the end of January.
Payment deadline
For 2026 property taxes payable in 2027: taxes are due January 1, 2027; amounts over $25 may be paid in two equal installments, with the first half due by February 28, 2027 and the second half by June 15, 2027, or paid in full by April 30, 2027. Colorado county treasurers apply delinquent interest after the applicable deadline; a statutory weekend/holiday adjustment may apply.
Assessment appeal
May 1 through June 8, 2026; Ouray County's official 2025-2026 valuation materials identify the Colorado real-property protest period.

Exemption filing

July 15, 2026; Ouray accepts late applications through August 15, 2026, but late applicants do not retain appeal rights for an application filed after July 15.

Senior relief

Ouray County's senior exemption provides, when funded, 50% of the first $200,000 of actual value of the primary residence. The applicant must generally be at least 65 on January 1, own the property for at least 10 consecutive years, and occupy it as the primary residence for at least 10 consecutive years. Surviving spouses may qualify; a 2025-2026 senior primary-residence classification also exists for certain previously qualified seniors.
