Tennessee has no general homeowner homestead property-tax exemption. For tax year 2026, first-time Greenbelt applications are due March 15, 2026; State Board of Equalization property-tax exemption applications are generally due May 20, 2026; and state Tax Relief/Tax Freeze applications are filed with the county Trustee. Senior relief
Union County participates in Tennessee's local-option Property Tax Freeze program, adopted in 2023. The 2026 Comptroller standard/local-option income limit is $38,470; the Trustee administers Tax Relief and Tax Freeze for qualifying elderly, disabled, disabled-veteran, and surviving-spouse homeowners.
Valuation limits
No general Tennessee individual assessed-value cap was verified. Tennessee uses periodic reappraisal and certified-tax-rate/revenue-neutral rules; Greenbelt present-use valuation and any qualifying senior Property Tax Freeze are separate protections.
For a valuation appeal, use the appeal date in the tax and filing section above. Keep your notice, supporting evidence, and proof of submission.
