These are the dates and qualifications recorded in the directory. Confirm your tax year and current deadline with the official office and your property’s notice.

Payment deadline
2026 property taxes are due October 5, 2026 (the first Monday in October) and are accepted through February 28, 2027; unpaid taxes become delinquent March 1, 2027.
Assessment appeal
The Montgomery County Board of Equalization begins June 1, 2026; appeal appointments are normally requested after May 15 and before June 1. Appeal to the State Board by August 1, 2026 or 45 days after the county decision letter, whichever is later; see https://comptroller.tn.gov/boards/state-board-of-equalization/value-appeals.html.

Exemption filing

Tennessee has no general homeowner homestead exemption. For tax year 2026, first-time Greenbelt applications are due March 15, 2026; State Board of Equalization property-tax exemption applications are due May 20, 2026; and state Tax Relief/Tax Freeze applications are filed with the county Trustee, generally by 35 days after the local tax delinquency date.

Senior relief

2026 Tennessee Property Tax Relief is available through the County Trustee to qualifying low-income elderly and disabled homeowners, disabled veterans, and surviving spouses; it is a state reimbursement, not a general exemption. Montgomery County adopted the local-option Property Tax Freeze in 2008; its 2026 local-option income limit is $63,470. Apply annually through the County Trustee and meet the age, principal-residence, ownership, and income rules.

Valuation limits

No general Tennessee individual assessed-value cap was verified. Montgomery County uses periodic reappraisal and Tennessee certified-tax-rate/revenue-neutral rules; the official county assessor states the next countywide reappraisal is scheduled for 2029. Greenbelt present-use valuation and the senior Property Tax Freeze are separate protections.
