Payment deadline
2025 real-estate and manufactured-home taxes payable in 2026: first half due February 18, 2026; second half due August 5, 2026.
Assessment appeal
January 1–March 31, 2026; Holmes County states tax-year 2025 complaints must be filed by 4:30 p.m. March 31, 2026 or postmarked that day.

Exemption filing

December 31, 2026 for the 2026 real-property application; Holmes County also says owner-occupancy applications are due December 31.

Senior relief

2026 application: qualifying homeowners age 65+, permanently and totally disabled homeowners, eligible surviving spouses, and qualifying 100% service-connected disabled veterans may apply; the home must be owned and occupied as the principal residence on January 1. New senior/disabled applicants generally must have 2025 Ohio MAGI of $41,000 or less. The Ohio homestead reduction shields $29,000 of market value; the enhanced disabled-veteran/public-safety-survivor reduction shields $58,000.

Valuation limits

No general countywide parcel-value cap published. Ohio HB 920 reduction factors and the 10-mill limitation prevent voted levies from increasing revenue solely because of revaluation; HB 186, effective March 20, 2026, adds an automatic Inflation Cap Credit to qualifying 2025 tax-year bills payable in 2026 when eligible school-tax growth exceeds inflation.
