Exemptions & appeals

Senior relief

St. Francois County Senior Real Estate Tax Relief: 2026 enrollment was March 2–May 29, 2026, in person at the Collector's office; eligible residents were age 62+ as of January 1, owners/interest holders of an occupied homestead, liable for the tax, and not delinquent. The credit limits future liability increases but is not an assessment-value freeze.

Valuation limits

No general local annual valuation cap was verified. Missouri real property is generally reassessed in odd-numbered years, with statutory assessment ratios of 19% residential, 12% agricultural, and 32% commercial; any local senior credit limits tax liability rather than market or assessed value.

For a valuation appeal, use the appeal date in the tax and filing section above. Keep your notice, supporting evidence, and proof of submission.
