Payment deadline
For the 2026 tax year, Pettis County payments must be received/postmarked by December 31, 2026 to avoid late fees; official collector page directs taxpayers to pay well before midnight December 31.
Assessment appeal
For 2026, appeal to the county Board of Equalization by Monday, July 13, 2026 (the second Monday in July), unless the county extends the deadline; Missouri State Tax Commission complaint due September 30, 2026, or within 30 days after the BOE decision, whichever is later.

Senior relief

Pettis County Senior Real Estate Property Tax Relief Program (SB 190): eligible Pettis County residents age 62 or older before January 1 of the initial credit year who own/hold an interest in and occupy a primary homestead at least 183 days and are liable for the tax may receive a credit freezing the base-year liability. 2026 initial/renewal applications were accepted March 2–May 29, 2026; credit applies to the 2026 real-estate tax statement. Valuation limits

No general local annual valuation cap was verified. Under Missouri law (RSMo §137.115), real property is reassessed in odd-numbered years; the odd-year assessed values generally apply in the following even-numbered year except new construction and improvements. Statutory assessment ratios are 19% residential, 12% agricultural, and 32% commercial.
