Assessment appeal
July 13, 2026 (second Monday in July statutory county Board of Equalization filing deadline); the Cooper County Assessor warns taxpayers not to wait beyond July. The Missouri State Tax Commission complaint deadline is September 30, 2026, or within 30 days after the Board decision, whichever is later.

Exemptions & appeals

Exemption filing

March 1, 2026, for Cooper County personal-property assessment lists; no general Missouri homestead exemption or separate 2026 homestead filing program was verified.

Valuation limits

No general local annual valuation cap was verified. Missouri real property is generally reassessed in odd-numbered years, with statutory assessment ratios of 12% agricultural, 19% residential, and 32% commercial; a local senior property-tax credit, where authorized, limits tax liability rather than market or assessed value.

For a valuation appeal, use the appeal date in the tax and filing section above. Keep your notice, supporting evidence, and proof of submission.
