Tax bills & filing dates

These are the dates and qualifications recorded in the directory. Confirm your tax year and current deadline with the official office and your property’s notice.

Tax bill mailing
November 2026; Dade County states real-estate and personal-property statements are mailed in November, without a specific 2026 day.
Payment deadline
2026 real-estate and personal-property taxes are due December 31, 2026; payment must be received or postmarked by December 31 to avoid statutory penalty and interest.
Assessment appeal
July 13, 2026 (second Monday in July) for the County Board of Equalization; Dade County also advises taxpayers with an incorrect new value to contact the Assessor for an informal hearing. State Tax Commission appeal is generally due September 30, 2026, or within 30 days after the BOE decision, whichever is later.

Exemptions & appeals

Exemption filing

No general Missouri homestead exemption form was verified. 2026 personal-property assessment lists are generally due March 1, 2026; late filing can incur the statutory penalty.

Senior relief

Dade County publishes an SB 190 senior tax-credit application through the Collector; contact the Collector at 417-238-2400 for the current 2026 application and deadline. Missouri Department of Revenue Property Tax Credit may also apply to eligible seniors and disabled taxpayers.

Valuation limits

No general local annual valuation cap was verified. Missouri real property is generally reassessed in odd-numbered years; statutory assessment ratios are 19% residential, 32% commercial, and 12% agricultural. New construction and qualifying changes are assessed annually. A county senior tax credit, where authorized, limits tax liability rather than market or assessed value.
