Payment deadline
For the 2026 assessment year, Mississippi taxes are assessed to the owner of record on January 1, 2026; tax bills are issued in November–December 2026 and are due by February 1, 2027. If February 1 falls on a weekend or legal holiday, payment is due the next business day without penalty or interest.
Assessment appeal
For 2026 assessments, file an appeal with the county Board of Supervisors by the first Monday in August (August 3, 2026), before the February 1, 2027 tax due date; exact county hearing dates were not otherwise published by the official source reviewed.

Exemption filing

Mississippi homestead applications are filed with the county Tax Assessor during normal business hours from January 1 through April 1, 2026; applicants must own and occupy the home as their primary residence on January 1. Reapply when ownership, marital status, property description, use, occupancy, disability, or veteran status changes.

Senior relief

Mississippi Tier 2 homestead relief: a qualified homeowner age 65 or older or totally disabled by January 1, 2026 is exempt from taxes on the first $7,500 of assessed homestead value (equivalent to $75,000 of true value for Class I); proof of age or disability is required. Qualifying service-connected disabled veterans and certain surviving spouses may qualify for a total exemption under Tier 3; contact the county Tax Assessor.
