Tax bill mailing
Bills are usually mailed at the end of February and end of August; the reviewed official 2026 pages did not publish exact mailing dates.
Payment deadline
April 5, 2026 and October 5, 2026, in two real-estate installments for the July 1–June 30 fiscal/tax year.
Assessment appeal
February 4, 2026 for Office of Real Estate Valuation review; April 8, 2026 for Board of Equalization appeal.
Rate information
$1.22 per $100 of assessed value for 2026.

May 31, 2026 for the Elderly/Disabled Tax Freeze application; disabled-veteran exemption applications may be made at any time during the year.

Senior relief

Roanoke freezes real-estate taxes for qualifying owners age 65+ or permanently and totally disabled who occupy the property as their principal residence. 2026 limits are combined gross income up to $51,200 and combined net worth up to $160,000 excluding the principal residence; applications are accepted April 1–May 31.

Valuation limits

Roanoke assesses all taxable real property annually at 100% of market value under Virginia law and City Code §32-40; no general local annual valuation cap was verified.
