Tennessee has no general homeowner homestead exemption. For tax year 2026, first-time Greenbelt applications are due March 15, 2026; State Board of Equalization property-tax exemption applications are generally due May 20, 2026; and state Tax Relief/Tax Freeze applications are filed with the county Trustee. Official program information: https://comptroller.tn.gov/office-functions/pa/property-taxes/property-tax-programs/tax-relief.html.
Senior relief
Tennessee Property Tax Relief is available through the Trustee to qualifying elderly, disabled, disabled-veteran, and surviving-spouse homeowners. Rutherford adopted the county senior Property Tax Freeze in 2008; the official 2026 local-option income limit is $63,470. Apply annually through the Trustee and meet the principal-residence, age, ownership, and income rules.
Valuation limits
No general Tennessee individual assessed-value cap was verified. Rutherford County's official Assessor guidance says the county performs state-mandated reappraisal every four years, with the next reappraisal in 2026; Tennessee certified-tax-rate/revenue-neutral rules, Greenbelt, and the senior Tax Freeze are separate protections.
