Payment deadline
2026 municipal property taxes are generally collected locally in four installments due February 1, May 1, August 1, and November 1; the municipal tax collector's bill and any statutory grace period control.
Assessment appeal
The 2026 tax appeal filing deadline is April 1, 2026; municipalities with a district-wide revaluation or reassessment use May 1, 2026. The Ocean County Board of Taxation states the petition must be filed by the applicable deadline.

Exemption filing

Local municipal assessor filing rules vary. The New Jersey 2025 PAS-1 combined Senior Freeze/ANCHOR/Stay NJ application deadline is November 2, 2026.

Senior relief

New Jersey's PAS-1 combined application is used by eligible homeowners age 65+ or Social Security disability recipients for Senior Freeze, ANCHOR, and Stay NJ; the Tax Year 2025 filing deadline is November 2, 2026. Senior Freeze reimburses eligible property-tax increases; Stay NJ provides eligible seniors up to 50% of property taxes, capped at $6,500, subject to current statutory income and eligibility rules.
