Find the right property record

Use the property portal for ownership and assessed value, the collector for a bill or balance, and the map for parcel location. Have the address, owner name, or parcel number ready.

Tax bills & filing dates

These are the dates and qualifications recorded in the directory. Confirm your tax year and current deadline with the official office and your property’s notice.

Payment deadline
Tax year 2026 Montana real-property taxes: first payment due by 5:00 p.m. November 30, 2026, or within 30 days of the postmark on the tax notice, whichever is later; second payment due by 5:00 p.m. May 31, 2027. If a due date falls on a weekend or holiday, the next business day applies.
Assessment appeal
Submit Montana DOR Form AB-26 within 30 days of the date on the 2025–2026 classification and appraisal notice; if that deadline was missed, informal review or a direct local county tax appeal board appeal was available through June 1, 2026. A property-tax protest must also be filed with the county treasurer and the disputed tax paid under protest by the payment due date. Official process: https://revenue.mt.gov/property/appraisal/appeals-and-reviews.

Exemption filing

The 2026 Montana homestead and long-term-rental reduced-rate enrollment deadline was March 20, 2026, after a state extension. The 2027 enrollment period is May 4, 2026–March 1, 2027. Official application portal: https://revenue.mt.gov/property/property-tax-changes/enroll.

Senior relief

Montana Elderly Homeowner/Renter Credit: age 62 or older by December 31, Montana resident at least nine months, owned/rented/leased a Montana home at least six months, and total household income less than $45,000; refundable credit up to $1,150. File through the Montana DOR TransAction Portal/Form 2 Schedule 2EC. Official information: https://revenue.mt.gov/property/property-tax-help/montana-elderly-homeowner-renter-credit.

Valuation limits

No county-specific annual assessed-value cap was verified. Montana DOR administers the 2025–2026 reappraisal cycle and local taxing jurisdictions set mill levies from certified taxable values. Montana’s 2026 homestead reduced-rate structure is a tax-rate reduction, not an assessed-value cap.

For a valuation appeal, use the appeal date in the tax and filing section above. Keep your notice, supporting evidence, and proof of submission.
