These are the dates and qualifications recorded in the directory. Confirm your tax year and current deadline with the official office and your property’s notice.
- Tax bill mailing
- November 2026; official City guidance says real-estate tax bills for non-escrowed accounts are mailed in November.
- Payment deadline
- December 31, 2026; City real-estate and personal-property taxes are delinquent after December 31.
- Assessment appeal
- Informal appeals: May 1–June 23, 2026; Board of Equalization appeals due July 13, 2026 (second Monday in July), with the Board in session through August.
Exemptions & appeals
Senior relief
City of St. Louis Senior Citizen Property Tax Freeze Credit: age 62+ by December 31, 2026, owner/qualifying interest holder, primary residence, taxes current, and 2026 appraised market value $528,392 or less; application window March 1–June 30, 2026. The freeze applies only to City residential real-estate tax, not other district taxes.
Valuation limits
No general local annual valuation cap was verified. Missouri real property is generally reassessed in odd-numbered years, with statutory assessment ratios of 19% residential, 12% agricultural, and 32% commercial; any local senior credit limits tax liability rather than market or assessed value.
