These are the dates and qualifications recorded in the directory. Confirm your tax year and current deadline with the official office and your property’s notice.

Tax bill mailing
November 2026; the official Mississippi County Collector page states personal and real-estate statements are mailed in November each year.
Payment deadline
December 31, 2026; the official Mississippi County Collector page states statements become delinquent after December 31 and mailed payments must be postmarked no later than December 31.
Assessment appeal
July 13, 2026 (the second Monday in July), the statutory county Board of Equalization filing deadline; a Missouri State Tax Commission complaint is due September 30, 2026, or within 30 days after the Board of Equalization decision, whichever is later.

Exemptions & appeals

Exemption filing

No general Missouri homestead exemption was verified. 2026 personal-property assessment lists are generally due March 1, 2026; contact the Assessor for county-specific filing instructions.

Senior relief

Missouri Department of Revenue Property Tax Credit (MO-PTC) may provide up to $1,100 to eligible senior homeowners and up to $750 to eligible renters; eligibility is based on age/disability, Missouri residency, ownership or rental status, and household income. Valuation limits

No general local annual valuation cap was verified. Missouri real property is generally reassessed in odd-numbered years; statutory assessment ratios are 19% residential, 32% commercial, and 12% agricultural. A local senior tax credit, where authorized, limits tax liability rather than market or assessed value.
