Tax bill mailing
November–December 2026; Franklin County's official assessment calendar says the Collector prepares and sends tax bills during November and December.
Payment deadline
2026 real-estate and personal-property taxes are due December 31, 2026; payment must be received or postmarked by December 31 to avoid statutory penalty and interest.
Assessment appeal
July 13, 2026 (the second Monday in July), Franklin County Board of Equalization valuation-appeal filing deadline; Franklin County's official calendar states the State Tax Commission deadline is September 30, 2026 or 30 days after the BOE decision letter, whichever is later.

Exemptions & appeals

Exemption filing

No general Missouri homestead exemption form was verified. 2026 personal-property assessment lists are generally due March 1, 2026; late filing can incur the statutory penalty.

Senior relief

Franklin County Senior Property Tax Credit Program: primary residence in Franklin County, applicant age 62 or older as of January 1, 2026; annual renewal required; official 2026 application deadline July 31, 2026. Apply at https://taxrelief.franklinmo.gov/ or contact the Collector at 636-583-6353.

Valuation limits

No general local annual valuation cap was verified. Missouri assessment ratios are 19% residential, 32% commercial, and 12% agricultural, with odd-year reassessment. Franklin County's senior tax-credit program reduces eligible tax liability after application; it does not cap assessed market value.
