Payment deadline
For the 2026 tax year, real and personal property taxes are due February 1, 2027; Madison County permits 1/2 before February 1, 1/4 by May 1, and 1/4 by July 1, with applicable interest on later installments.
Assessment appeal
Madison County’s 2026 procedure: request review by July 15, 2026 when possible; if unresolved, file a written formal appeal with the Chancery Clerk by the first Monday in August, August 3, 2026.

Exemption filing

January 2–April 1, 2026, in the Madison County Tax Assessor’s office; county page says applications are accepted each year during this period.

Senior relief

Madison County states the special/over-65 exemption applies to homeowners who became disabled or turned 65 during the prior year; Mississippi DOR Tier 2 exempts the first $7,500 of assessed homestead value with proof.

Valuation limits

Mississippi has no individual parcel annual valuation cap verified in official sources. The local ad valorem levy is generally subject to a 10% cap on receipts, with statutory exclusions; assessment ratios are Class I 10%, Classes II–III 15%, and Classes IV–V 30%.
