These are the dates and qualifications recorded in the directory. Confirm your tax year and current deadline with the official office and your property’s notice.
- Payment deadline
- 2026 tax-year property taxes are due on or before February 1, 2027; Mississippi permits installment payments, with interest/penalty applying after the February 1 deadline.
- Assessment appeal
- August 3, 2026 (the first Monday in August), before 9:00 a.m.; Mississippi's standard appeal is filed with the Board of Supervisors/Clerk before the August meeting, and no more specific county notice date was published.

January 1 through April 1, 2026, in the county Tax Assessor's office; the homeowner must own and occupy the property as a primary residence on January 1.
Senior relief
Mississippi homestead Tier 2: a qualified homeowner age 65 or older or totally disabled by January 1, 2026 is exempt from taxes on the first $7,500 of assessed homestead value; proof of age/disability is required. Tier 3 provides a total exemption for qualifying service-connected totally disabled veterans and certain surviving spouses, including qualifying 90+-year-old veterans and spouses under current law.
