These are the dates and qualifications recorded in the directory. Confirm your tax year and current deadline with the official office and your property’s notice.

Tax bill mailing
By March 31, 2026 under Minnesota's statutory calendar; official Cass County pages reviewed did not publish an exact 2026 mailing day.
Payment deadline
2026 Cass County schedule: real property first half May 15 (or all if $100 or less); resort first half May 31; manufactured-home first half August 31; non-farm real-property second half October 15; farm real-property and manufactured-home second half November 15; next business day if weekend/legal holiday.
Assessment appeal
Begin with the assessor and the local Board/Open Book meeting shown on the valuation notice; Cass County Board review follows in June. A Minnesota Tax Court petition for taxes payable in 2026 was due April 30, 2026.

Exemptions & appeals

Exemption filing

Own and occupy by December 31, 2026 and mail the homestead application to the assessor by December 31, 2026 for taxes payable in 2027; reapplication is generally unnecessary unless requested or status changes.

Senior relief

Minnesota Senior Citizens' Property Tax Deferral Program: applicant must be 65+ (or one spouse 65+ and the other 62+), total household income $96,000 or less, and must have owned and homesteaded the home for the last five years; the homeowner pays up to 3% of household income and applies by November 1 for the following year's taxes. The deferred balance is a state loan secured by the property; other Minnesota refunds and disability/veteran programs may also apply.

Valuation limits

No general countywide annual valuation cap was verified for Minnesota. Estimated market value is set under Minnesota law; taxable market value can differ because of homestead, veteran, agricultural, Green Acres, Rural Preserve, and other statutory exclusions, credits, or deferrals.
