These are the dates and qualifications recorded in the directory. Confirm your tax year and current deadline with the official office and your property’s notice.

Tax bill mailing
On or before November 1, 2026; Monroe's official Tax Collector source states annual property-tax bills are mailed on or before November 1.
Payment deadline
March 31, 2027; 2026 real-property taxes must be paid by March 31, 2027 to avoid becoming delinquent April 1, 2027.

Exemption filing

March 2, 2026; Florida's statutory March 1 deadline falls on Sunday in 2026, so the next-business-day date is used; no separate county extension date was published.

Senior relief

Monroe's official Senior Citizen Exemption page provides an additional $50,000 local-option homestead exemption for qualifying owners age 65+ with homestead and income within statutory limits; a qualifying long-term-resident senior may also receive a local-option exemption when the owner has lived in the home at least 25 years and the market value is below $250,000.

Valuation limits

Monroe's official exemption page states the Save Our Homes cap limits homestead assessed-value increases to 3% annually, except where property changes or homestead status changes; Florida's published 2026 cap is 2.7% where the CPI limit is lower.
