Tax relief and valuation review

Protect your exemption and appeal rights.

A homestead exemption, senior-relief program, or valuation protest can change the amount a homeowner owes—but only if the filing reaches the right local office in the correct window. Use the verified county guidance below as your working checklist, then confirm the current form and deadline with San Francisco Office of the Assessor-Recorder.

What the local record says

Homestead filing

The filing guidance for this county is: February 15, 2026 for a timely full California Homeowners' Exemption claim; late claims can receive reduced relief subject to state rules. Open homestead application

Senior citizen tax relief

Latest published State Controller program (2025-26): age 62+, blind or disabled; principal residence; household income at or below $55,181; at least 40% equity; and other requirements. The 2025-26 filing period closed February 10, 2026; postponed taxes accrue 5% simple interest and are secured by a lien. Proposition 19 may allow qualifying base-year-value transfers for older or disabled homeowners.

Valuation cap or growth limit

California Proposition 13 generally limits annual increases in a property's factored base-year value to 2% or the inflation factor, whichever is lower; changes in ownership and new construction generally trigger reappraisal. Decline-in-value Proposition 8 properties are not limited to the 2% increase while below factored base-year value.

Appealing an assessment

Build the objection around evidence and the notice date.

01

Calendar the window

Use the valuation notice and the county’s published protest guidance to determine the last day to file. Do not assume the payment deadline controls the appeal.

02

Assemble support

Gather comparable sales, photographs, repair records, appraisal evidence, property characteristics, and any documentation that explains why the assessed value is incorrect.

03

File and preserve proof

Submit through the official channel, save the confirmation, and attend the board or review hearing if one is scheduled. An appraiser or attorney can help evaluate evidence when the value or stakes are substantial.

The verified protest guidance for this county is: July 2 through September 15, 2026 for regular assessment appeals; supplemental/escape appeals generally within 60 days of the notice or bill. If the language is not a specific calendar date, contact the office promptly for the current notice and board-review schedule.
